Welcome to another month here at The Business Centre (Cardiff), as we adjust to the ‘new normal’, it’s amazing to begin catching up with our clients again. This month, we’d like to introduce you to one of our new Customers: Yopa!

Yopa is an estate agent with a difference, offering services in sales, financial services, conveyance, surveying, and removals. With a 100% customer satisfaction score, it’s no wonder that Yopa are award-winning!
Beginning their journey in London, when a group of friends were fed up with the huge fees to sell their homes, they got together and approached massive investors such as The Daily Mail and Zoopla to start their own agency.
Conrad, based in Barry, runs the team for his area, covering all CF postcodes, with three team members based locally. Although Yopa employs over 500 staff members across the UK!
Conrad began his branch of Yopa before lockdown and was working from home for a while. However, he quickly realised that it’s difficult managing staff whilst also dealing with the distractions at home. So, he knew it was time to start his journey at The Business Centre (Cardiff).
Meet Conrad Binding
We met up with Conrad down at Mel’s Café, to find out more about Yopa and his journey as an entrepreneur and how he found his way to the Business Centre!
Where are you based?
I’m based on the outskirts of Barry, just outside of Cardiff, at The Business Centre (Cardiff), it’s fantastic and has everything to offer and now I don’t want to ever leave!
What attracted you to The Business Centre, and how does it help you do your job?
Having everything around you and help with starting has been very useful, all the services The Business Centre has on offer has helped my business grow and smooth it out.
How did you hear about The Business Centre?
A friend recommended me as I was shopping around in Penarth and said this office offers more for half the price. Never looked back since!
Where do your customers come from? And how do they hear about you?
Customers come from all over the UK, but I only cover the CF postcodes.
Do you do any of your marketing?
I do all my own social media content as well as leafleting/mailing.
What challenges face small businesses like you in growth?
With the Head Office being in London and as a new business owner being on my own, I have had to learn the hard way about a lot of things!
Have you always worked for yourself? Did you imagine that you would one day?
Nope, this is the first time. I just took the risk and went for it! It was always my ‘one day’ dream, but I was scared of failing.
If you didn’t do what you do now, what did teenage Conrad think he was going to do?
Become an aircraft engineer!
Besides deciding to work for yourself, what was the single most crucial decision you made that contributed to your success?
Waking up every day thinking I had nothing in the bank!
What were some of the biggest lessons that have impacted the way that you work?
Put your social life aside and focus on your business growth, then you can come back to social growth when you are successful.
If you could do this all again, what would you do differently?
I would learn a bit more about recruiting.
How do you conquer those moments of doubt that so often stifle or trip or stop so many entrepreneurs with great ideas… What pushes you through?
I think the biggest fear is failing and having people you don’t even speak to talk about you. The main push for me is to forget what everyone thinks about you and do it.
How do you relax? What’s an average day? Weekend?
I’m a bit of a foodie, emotional eating, and Netflix! I usually work 6-7 days a week, so I’m always working during the day and then I’ll try and relax in the evening.
What do you love about your job, and what do you love less?
I love my job when it goes smoothly, and people smile when picking up their keys; this gives me job satisfaction. I don’t always like being the middleman and taking the blame. Both sides can get tricky, sometimes it’s best to keep smiling and moving forward.
What advice would you give someone who wants to set up their own business and start on their own?
Focus on building its plan and be prepared to change that plan to work with customers’ expectations. Passion will get the idea lifted, and the customer will pay for the dream. Just do it. If you don’t try, it will always be just a dream.
What does the future look like for you?
Peaceful, after working hard through the storm, I hope to watch someday my empire grow!
